How to Choose HPL Colours and Finishes for Commercial Washrooms in the UAE

Choosing HPL colours and finishes in the UAE is not the same decision as choosing them in Europe or North America. Our light is harder, our cleaning schedules are more aggressive, our water is heavier in minerals, and our footfall in a single Dubai mall washroom can exceed what a European office sees in a month. A shade that photographs beautifully on a supplier’s swatch card can look washed out under a mall skylight, or show every fingerprint in a boutique hotel lobby.

This guide walks through the four finish families available in compact grade laminate, matches them to the sectors we supply most often — malls, offices, hotels, gyms and hospitals — and explains the UAE-specific lighting and maintenance factors that should shape your shortlist before you ever place an order.

What HPL compact laminate actually is

High pressure laminate — compact grade — is built from layers of kraft paper impregnated with phenolic resin, topped with a decorative paper and an overlay, then cured under roughly 1,400 psi at around 150 °C. The result is a solid, self-supporting board, typically 12 mm or 13 mm thick for cubicle doors and pilasters, with a black or coloured core visible at the edges.

The important point for your colour decision: the decorative layer is fused into the board, not glued onto a substrate. That means the colour will not peel or delaminate in a humid washroom the way a melamine-faced board eventually does. It also means the finish is fixed at the point of manufacture — you cannot repaint or refinish it later, so the choice you make now stays with the building for 10 to 15 years.

The four finish families

1. Solid colours

Solid colours remain the workhorse of the category, and for good reason: they are the cheapest per panel, the fastest to source, and the easiest to replace three years later when a door is damaged. Ranges typically split into three groups.

• Neutrals — white, off-white, light grey, mid grey, anthracite, black. These carry the majority of office and hospital work in the region.
• Accent brights — teal, terracotta, mustard, deep blue. Common in gyms, schools and food courts where the washroom is treated as part of the brand experience.
• Deep tones — navy, forest, charcoal, burgundy. Popular in hospitality, but they carry a maintenance penalty covered further below.

The trap with solid colours is mid-to-dark greys and blacks in a gloss or semi-gloss surface. They look sharp in a photograph and show every water spot, fingerprint and cleaning cloth smear in reality. If a client insists on a dark solid colour, push the specification toward a matte or lightly textured surface.

2. Wood-grain finishes

Wood-finish HPL cubicles have grown from a hospitality niche into the default request for premium projects across Dubai and Abu Dhabi. Oak, walnut, teak, ash and the darker wenge and ebony tones all sit within standard catalogue ranges, and the print quality of current-generation decorative papers is genuinely convincing at arm’s length.

Three things separate a good wood-grain installation from a mediocre one:

• Grain direction. Confirm whether your supplier runs the grain vertically on doors as standard. Mixed direction across a run of cubicles reads as an error even to people who cannot articulate why.
• Repeat length. Cheaper decor papers have a short repeat, so the same knot appears on doors 1, 4 and 7. Ask for the repeat length before you commit to a long run.
• Synchronised texture. Premium ranges emboss the surface in register with the printed grain, so the texture you feel matches the grain you see. It costs more and is worth it in hotels and executive floors.

3. Stone and concrete effects

Marble, travertine, terrazzo and polished-concrete decors have moved quickly in the UAE over the last few years, partly because they let a designer echo an expensive floor or vanity finish on the cubicles without the weight, cost or joint problems of real stone.

They work best when treated as a feature rather than a wall-to-wall solution. A full washroom in a heavily veined marble decor tends to read as busy and slightly artificial. A common approach: stone-effect on the doors and front elevation, plain complementary solid on the dividing panels, which also reduces cost.

Light concrete and terrazzo decors deserve particular attention for high-traffic sites. Their natural surface variation is remarkably good at disguising the scuffs and small marks that make a plain light grey panel look tired after eighteen months.

4. Matte, textured and anti-fingerprint surfaces

Surface finish is a separate decision from colour, and it is the one most often left to the supplier by default. The main options:

If you are specifying anything darker than a mid grey, an anti-fingerprint surface is not a luxury upgrade — it is the difference between a washroom that looks maintained and one that looks neglected by 11am.

Recommendations by sector

Shopping malls and food courts

Footfall is the governing factor. Mall washrooms in Dubai can see several thousand users a day, with cleaning teams passing through every 20 to 30 minutes. Specify mid-tone colours with surface variation — light terrazzo, concrete effect, mid greys, warm taupes. Avoid pure white (shows scuffs at kick height) and avoid gloss black (shows everything). Textured surfaces earn their premium here within the first year.

Corporate offices

Offices are the natural home of the restrained neutral palette, usually pulled from the tenant’s brand guidelines. A frequent and effective approach is a two-tone scheme: neutral doors and panels with a single accent colour on the door faces or a full-height accent bay. It gives the design team a brand touchpoint without committing the whole washroom to a colour that will feel dated after the next rebrand.

Hotels and F&B

This is where wood-grain and stone-effect decors do their best work, and where synchronised-texture finishes justify their cost. Guests are close to the surfaces and touching them. Match the cubicle decor to the vanity or door joinery rather than to the floor — visitors read the vertical planes together. Dark walnut and wenge with a super-matte surface are the most requested combination we quote for five-star projects in the UAE.

Gyms and sports facilities

Constant wet contact, high humidity, and users handling panels with sunscreen, chalk and body oils on their hands. Compact laminate is already the right material; the finish decision should lean toward textured surfaces in mid to dark tones that hide water marks. Brand-matched accent colours are common here, and gyms tolerate bolder palettes than almost any other sector. Confirm that any lockers or vanity panels use the same batch, since colour can shift slightly between production runs.

Hospitals and clinics

Cleanability and light reflectance dominate. Light neutrals — white, soft grey, pale sage, light blue — keep the space feeling bright and make contamination visible, which infection control teams generally want. Check that the panel you are specifying is rated for repeated contact with chlorine and alcohol-based disinfectants; many are, but the warranty conditions vary by manufacturer. Antibacterial-treated surfaces are available and worth pricing for wards and treatment areas.

UAE lighting: why shades shift on site

The single most common colour complaint we handle has nothing to do with the panel and everything to do with the light falling on it.

• Cool-white LED (5000–6500K), standard in most UAE commercial fit-outs, drains warmth. Beiges drift grey, warm oaks look flat and dusty, and blush or terracotta tones lose their character. If your washroom is lit at 6000K, choose your warm shades one step warmer than looks right on the swatch card.
• Warm-white LED (2700–3000K), common in hotels, does the reverse. Cool greys pick up a yellow-green cast and pure whites turn cream.
• Skylights and atrium daylight in mall washrooms create a colour temperature that shifts through the day and hits panels at a steep angle, exaggerating any sheen. Matte surfaces are strongly preferred where direct daylight reaches the cubicles.
• Colour rendering index matters. Below CRI 80, saturated colours — especially deep blues and greens — collapse toward grey. Ask the MEP consultant for the specified CRI before finalising an accent colour.

Maintenance, hard water and cleaning chemicals

UAE mains water is hard, and desalinated supply plus high mineral content leaves visible white residue when droplets dry. On a dark, glossy panel that residue is obvious within hours. On a mid-tone matte or textured panel it is essentially invisible until the next clean.

Three maintenance realities worth planning around:

1. Limescale on dark panels. Dark colours plus hard water plus a fast cleaning cycle equals streaking. Either move a step lighter, or specify a textured or anti-fingerprint surface, or budget for a slower, more careful cleaning protocol.
2. Aggressive disinfectants. Compact laminate handles standard commercial cleaners well, but concentrated bleach left to dwell on the surface can dull certain deep colours over years. Give the FM team a written cleaning specification at handover — most manufacturers supply one.
3. Dust and fine sand. During shamal season, airborne dust settles on horizontal edges and top rails. Mid-tone colours conceal this between cleans far better than gloss black or bright white.

One more point that gets missed: HPL washroom partitions in the UAE are frequently installed in wet ablution areas adjacent to prayer rooms, where panels are in near-constant contact with standing water. Compact laminate is fully suited to this, but the hardware specification matters as much as the panel — see below.

Matching hardware to your finish

Colour decisions do not end at the panel. The hinges, indicator bolts, brackets and pilaster feet are the first thing a user touches and the first thing to fail in a humid environment.

How to request samples the right way

Digital swatches are useful for narrowing a longlist and useless for signing one off. Screen calibration, ambient light and image compression all shift the colour. Every project should end with physical samples approved on site.

1. Shortlist 4–6 decors from the catalogue, not 20. Include one option a shade lighter and one a shade darker than your preference.
2. Request A5 or larger samples. Small chips misrepresent large-format decors badly — this matters most with stone effects and long-repeat wood grains.
3. Specify the surface finish when you request them. The same colour code in gloss and super-matte can look like two different products.
4. View on site under installed lighting, held vertically, at two different times of day.
5. Confirm availability and lead time before approval. Some decors are stocked locally in Dubai and Sharjah; others are indent items with a 6–10 week lead time from the mill.
6. Record the exact decor code and finish code in the approval document. Colour names are not unique across manufacturers; codes are.
